Leasing Information
Leases are standardized at three
years. There is a flat rate for square footage for all
office space and just $1 more per square foot per year
for laboratory space. Each tenant pays an additional
19% for common costs (i.e., conference rooms, receptionist,
cafeteria, maintenance, etc.).
The following chart shows incremental
costs for space with rent at $10.86 per square foot
of office space and $11.86 per square foot of laboratory
space. Pricing subject to change without notice. Contact

Square feet @ $X per square foot, plus 19% common area and a 3% annual increase
NOTE A: If tenant uses utility services (gas, electric, water) at
a level that exceed normal office usage, the tenant is responsible for any
costs associated with installation of a meter and all utilities billed through
the meter.
NOTE
B: Through June 30, 2008, the landlord is absorbing the costs of all utilities.
As of July 1, 2008 through the end of the lease, sub lessee will be required to
pay a proportionate share of the utility costs on a monthly basis as identified
in the sublease.
